1. Purpose
These General Terms and Conditions of Sale (GTCS) govern the temporary rental of a furnished apartment offered by the lessor to a lessee, for a period agreed between the parties.

3. Description of accommodation
Oiseau des Sables :
Two or three-bedroom apartments, each with its own exterior. Please note that all rooms are on the first floor.
Oiseau des Mers :
One- and two-bedroom apartments, each with its own exterior. Please note, All apartments in the building are accessible only by outside stairs or steps. Consequently, access is not suitable for people requiring step-free movement (e.g. wheelchairs).
4. Rental period
Rentals are for a minimum of three nights, with the exception of two nights out of season.
In July and August, rentals are by the week.
Arrival times: from 4pm
Departure times: before 10am
5. Rates and payment terms
Prices vary according to season. Please refer to the calendar or contact us at +33695088378. If you book directly via our website, the full rental price will be charged.
6. Security deposit
A security deposit of €500 is required on arrival. It will be returned within a maximum of 30 days after departure, less any deductions made for damage, shortcomings or cleaning not carried out.
7. Cancellation and modification
By the tenant:
Cancellation 14 days or more prior to arrival: full refund
Cancellation less than 14 days prior to arrival: 100% of the total amount due.
No-shows: no refund.
By the lessor:
In the event of exceptional cancellation (force majeure, unavailability of accommodation), a full refund will be made.
8. Tenant’s obligations
The tenant undertakes to :
- Use the home peacefully.
- Respect maximum authorized capacity.
- Do not sublet or assign the rental to a third party.
- Maintain the rented premises and return the accommodation clean.
- Respect the internal rules of the residence in which the tenant wishes to stay:
10. Insurance
The lessee declares that he/she holds third-party liability insurance covering damage caused to third parties. The lessor declines all responsibility in the event of theft, loss or damage to the lessee’s personal property.
11. Force majeure
The lessor cannot be held responsible for cases of force majeure preventing the proper execution of the contract (natural disasters, cut-off of essential services, etc.).
12. Applicable law – Disputes
These terms and conditions are governed by French law.
In the event of a dispute, the parties will endeavor to find an amicable solution.
Failing this, the courts of the area where the dwelling is located will have exclusive jurisdiction.
13. Acceptance of T&Cs
Booking implies full acceptance by the tenant of these general terms and conditions of sale and the internal regulations of the Residence where the tenant will be staying.
